A popular new homes development in the Nidderdale village of Dacre Banks, North Yorkshire, is appealing to home workers following an increase in demand for more space post lockdown.
Just six out of all 22 properties remain for sale at Church View, a joint venture by Gregory Property Group and Ridgefield Property, with roomy interiors and outdoor space commodity reflecting an increase in demand for family sized homes in the countryside.
According to website Rightmove, the average asking price for three- and four-bedroom properties has reached a new high with Yorkshire seeing one of the biggest increases in buyers wanting more room, in the main fuelled by home working. Rightmove has indicated that with demands at an all-time high, sellers are more likely to achieve or exceed the asking price in months to come. Outdoor space is also a key driver in recent trends for moving house.
The development partners, which are both recognised for building small clusters of bespoke homes in select locations, recently announced a start on site for phase two after selling all eleven homes in phase one. They are building a further eleven houses at Church Hill, close to the River Nidd. Five of these homes have also been reserved leaving just two four bedroom semi-detached and four, four-bedroom terraced properties left for sale.
Andrew Foggitt, Development Director at Gregory Property Group said, “It is interesting to see how trends are changing since the start of lockdown, a consequence of which appears to be the revaluation of space requirements and the viability of working from home. The design of all town house and semi-detached properties at Church View allows for flexible living with four storey accommodation and a study allocation.”
Recognised expert in the Yorkshire residential property market, John Shaw, said, “There is currently a major shortage of new family homes in the Yorkshire Dales, a region formally recognised as an ‘Area of Outstanding Natural Beauty’ and we have seen a recent upturn of interest in the Church View from first time buyers and young professionals looking for more space in the countryside. The advent of home working as ‘the new normal’ has placed the study higher on the list of criteria and the availability of Help to Buy is also a major attraction.”
The remaining six properties for sale at Church View will be ready for occupation by February 2021.
